BTO Releases: May 2017 Update
Up to two thousand BTO flats are planned for a sales launch this year in the towns of Yishun and Woodlands.
These flats are divided respectively into 1,250 units planned for release in the Woodlands neighbourhood, and 750 units in the Yishun neighbourhood.
We will go into locations later for Yishun and Woodlands, but for now, the types of flats being offered include the 2-room Flexi, 3-room, 4-room, 5-room and 3Gen units for Woodlands, and the 2-room, Flexi 3-room, 4-room, 5-room units for Yishun. The breakdown can be found below, see Link 1.
Toa Payoh (Bidadari), and Geylang, the two other mature estates, also are offering a combined 2,600 units in the same sales release, with Toa Payoh having 1340 units up for grabs, while Geylang offers the remaining 1260 units.
The major difference between Yishun, Woodlands, Bidadari and Geylang are the unit types. Geylang, being a densely populated estate closer to town and mature, is offering smaller units only, with 2-room Flexi, 3-room, 4-room units being available.
Bidadari, however offers near identical unit types as Yishun, which is expected as both are major mature estates undergoing rejuvenation works. Bidari is offering 2-room Flexi, 3-room, 4-room, 5-room and 3Gen units.
Let’s take a look at the location of the flats planned for release in Yishun first. The map can be found below, see Link 2. 750 units will be put together to form a new flat cluster at the edge of Yishun.
Honestly, is this new cluster going to be a part of the Yishun or Khatib neighbourhood? We’re not very sure, because the exact location of the BTO flat cluster is so far from both Khatib and Yishun MRT stations that it forms the tip of a triangle if you take the other two points as the MRT stations.
The cluster in question is located on Yishun Ave 1, which borders the reservoir and Singapore Orchard Country Club Golf course, and nearly next to the intersection with Yishun Avenue 8. Pretty far from the main mall in Yishun, and most facilities except for North View Primary school and a proposed neighbourhood park.
What about the Woodlands cluster? (See Link 3) Looking at its location, it isn’t too bad, being bordered by Marsiling road and Woodlands St 13. A host of community locations are, on the opposite side of Marsiling road, including a proposed church, a mosque, Marsiling CC as well as Woodlands Secondary school.
The nearest MRT station is Marsiling station, which is roughly 550m, or two bus stops away. The 1,250 units being built here will be perfect for couples living in the Woodlands and Marsiling area looking to live near their parents or in a mature neighbourhood.
Next up, Geylang (See Link 4). This is a real gem for people concerned with public transport, as the cluster is actually split into two clusters, and both are less than 200m from Dakota MRT station. We all know the circle line is at peak performance compared to the EW (green) and especially the NS (red) lines.
What’s more, there’s the Old Airport Road hawker center right next to these clusters. The location itself is very attractive too, since it is pretty close to town compared to the other BTO releases. A downside is the lack of schools nearby however, so it may be more suitable for couples not planning to have children or established families. The clusters are located along Jalan Satu and Cassia Link.
Lastly – Bidadari, in Toa Payoh. Located along Bidadari Park Drive which is under construction, and Bartley road, this huge cluster is about 500m from the center to both Woodleigh and Bartley stations, on the northeast and circle lines respectively.
This cluster, has an advantage of being close to several excellent educational establishments as well as being conveniently located on the MRT lines, not being as far as the Yishun and Woodlands clusters to the downtown core.
